The Brief

This project in Seamer was a full new build roof on a brand new home and a very large free standing garage. The owners wanted a finished roof that would look sharp, last for decades, and handle the local weather without any trouble. They also wanted a professional company that could guide them through the whole process, from choosing the right tiles to picking the right roofing systems for the shape and pitch of the build.

Our role went well beyond fitting a roof. We walked the owners through the options, explained the strengths of each system, and helped them settle on materials that matched the style of the house. The headline feature was two sets of rare quad Velux roof windows, plus two further individual Velux windows that bring a huge amount of natural light into the home.

What We Did

Our work included:

  • Guided the choices in plain English: Tile colour and profile, membrane choice, batten spacing, vents, and flashings were all talked through early, so the owners felt confident rather than overwhelmed.
  • Fitted the roof covering: Breathable membrane and treated battens went on, followed by quality tiles set out straight and even across the house and garage.
  • Installed rare quad Velux windows: Two full sets of four roof windows, eight in total, plus two further individual Velux units. Each opening was set out square, with the flashings dressed as one continuous weather seal.
  • Roofed the large free standing garage: A full new build roof on the garage too, matched to the house, with extra scaffolding, trims, and verges so the two buildings look like they belong together.
  • Detailed the leadwork: Flashings, ridges, hips, and verges were finished properly so the whole roof sheds water exactly the way it should.
  • Kept the site tidy and safe: Deliveries, scaffold, and waste were coordinated across both buildings with a clear plan for each day, so the new build programme kept moving.

The Result

A complete new build roof across the house and free standing garage, finished over around two weeks for ÂŁ25,000. Bright, airy rooms sit under the quad Velux windows, the roofline is sharp from ridge to eaves, and the finish should look and perform brilliantly for many years. The owners had clear updates throughout, so there were no surprises at the end.

Job Duration: Around two weeks from scaffold setup to final clean-down.
