Flat roofs get a bad name, but a well-built flat roof is reliable, neat, and long-lasting. Most of the problems people blame on flat roofs come down to two things: the wrong system for the job, and water sitting where it should be draining away. This guide explains the three flat roof systems we fit across Teesside, how they differ, and why the falls and drainage matter just as much as the covering on top.
The Three Flat Roof Systems
There is no single best flat roof. The right choice depends on the size of the roof, the access, the detailing around outlets and upstands, and your budget. We talk it through before fitting anything.
- Torch-on felt: A modern, multi-layer bitumen system that is tough, proven, and cost-effective. Excellent for most domestic flat roofs, garages, and extensions, with strong detailing around upstands and outlets.
- GRP fibreglass: A seamless fibreglass layer laid over the whole roof in one continuous skin. There are no joints to fail, it gives a clean, hard-wearing finish, and it suits roofs where a smooth, seamless surface is wanted.
- Single-ply membrane: A flexible sheet membrane welded at the seams, ideal for larger flat roofs and more complex shapes. Quick to lay, light, and very reliable when detailed properly.
Each system has its strengths. We recommend the one that fits your roof rather than the one that is quickest to lay.
Falls and Drainage
A flat roof is never truly flat. It needs a slight slope, called a fall, so that water runs to the outlets instead of pooling. Get the falls wrong and even the best covering will leak in time.
- Ponding water: Standing water that never drains is the number one cause of flat roof failure. We build in proper falls so water moves off the roof.
- Outlets and gutters: Water has to have somewhere to go. We make sure outlets, gutters, and downpipes are sized and positioned to clear the roof quickly.
- Upstands and trims: The edges, upstands, and trims are where many leaks start. Tidy, continuous detailing turns the whole roof into one sealed surface.

How the insulation is arranged makes a real difference to comfort and condensation in the rooms below.
- Warm roof: Insulation sits above the roof deck, keeping the structure warm and reducing the risk of condensation. It is the modern standard for habitable rooms and we recommend it where it suits the build.
- Cold roof: Insulation sits below the deck with a ventilated gap above. It can work on the right roof but needs careful detailing to avoid trapped moisture.
- Which one for you: We assess the roof and the rooms beneath it, then advise whether a warm roof upgrade is worth doing as part of the replacement.
Cost and Lifespan
Flat roof costs depend on the size, the system, the access, and the detailing. As a guide:
- Typical flat roof: from around ÂŁ1,500, with the final figure set after a survey.
- Lifespan: a properly laid felt, GRP, or single-ply roof gives many years of reliable service when the falls and detailing are right.
- Warranties: warranties are available on suitable systems, and we explain what is covered before you commit.
- Time on site: most flat roofs are completed in 1 to 3 days depending on the layers and detailing.
Signs Your Flat Roof Is Failing
Catching a failing flat roof early saves money and avoids damage to the rooms below.
- Pooling water that sits for days after rain.
- Blisters, splits, or cracks in the covering.
- Damp patches or staining on the ceiling beneath the roof.
- Lifting edges or trims where the seal has let go.
- Moss and debris holding water against the surface.
If you spot any of these, a quick survey will tell you whether a repair will do or whether a new system is the better long-term fix.
Frequently Asked Questions
There is no single best system. Torch-on felt, GRP, and single-ply all work well when matched to the right roof. We look at the size, access, and detailing of your roof and recommend the system that fits, not just the quickest to lay.
Most repeat leaks come from water sitting on the roof because the falls or drainage are not right, or from failed detailing at the edges and upstands. We fix the falls and detail the whole roof as one sealed surface so the leaks stop.
Most flat roofs are completed in 1 to 3 days depending on the number of layers and the detailing around outlets and trims. We give you a clear timeline with your quote.
